Fire Doors

Regulation 10 is now enforced in England. All fire doors in residential buildings over 11m need to be inspected four times a year.

Every component of a fire door is subject to regulation under Approved Document B and following incorporations. In January 2023, regulations changed to give landlords and building owners more ownership over the safety and integrity of fire doors. For example, communal fire doors must be inspected at least every 3 months and Front Entrance Doors (FEDs) should be checked on a yearly basis.

Why Fire Doors Are Essential for Building Safety

Fire doors in corridors and stairwells are essential for stopping fires from spreading within a building, and an essential part of maintaining the integrity of the fire compartments within the building. When maintained regularly and to a compliant standard, fire doors also are key to keeping fire within one area, giving the fire service time to attend and extinguish a fire, should one occur.

In response to the Grenfell Tower tragedy in 2017, the government introduced various reforms to overhaul fire safety in the UK, especially in high-rise buildings. Some of the latest regulations of fire door compliance can be found in:

During a fire door inspection our technicians inspect each component of the fire door assembly including:

  • Door leaf
  • Door frame
  • Door closer (self-closing devices)
  • Hinges
  • Intumescent door strip and cold smoke seals
  • Glazing (vision panels)
  • Locks and levers/handles
  • Fire safety signage
  • Hold open devices
  • Gaps around the doors and threshold gaps
  • Panic hardware devices for external final fire exit doors

Upon completion of fire door and final fire exit door inspections, a report is produced detailing the condition of each door and listing the areas of non-compliance, which in turn creates a register for future on-going inspections.
